Tenant Coordination – ProjectManager/Estimator

We’re lookingfor a Project Manager / Estimator to be part of a growing Leasing departmentwho is a collaborative and an experienced Construction ProjectManagement and/or Architecture professional.
As a ProjectManager / Estimator , you will be an essential member of URW’s Retail Storeopening Team.You will be responsiblefor establishingand implementing project budgeting for a portfolio of shopping centers,including in-line mercantile shops, restaurant/hospitality units, entertainmentdestinations and common area kiosks. To ensure URW provides optimal experiences, this person willbe skilled at understanding planningand design schematics, construction documentation, permitting procedures,scheduling and tracking, Construction Budgeting and construction administration to best meet the needs ofURW’s businessobjectives.
We are looking for a Project Manager /Estimator with:
·Demonstrated experience in Estimating, ProjectManagement and Store Opening Expertise from Inception to Opening in a retailenvironment
oCollaborate with Asset Team onpre LOI due diligence to verify existing conditions, complete feasibilitystudies, identify applicable Landlord work scopes, produce requests forproposals to obtain cost estimates and bids.
oManage, coordinate, guide and overseeEstimating activity to insure the accurate preparation and submission ofcompetitive and profitable proposals, within prudent corporate parameters.
oAbility to Value Engineer and creativelyproblem solve to help bring projects to fruition.
oDevelop conceptual budgets based on conceptand schematic design packages and complete field verifications and site walkthroughs as may be necessary.
oMaintain and develop relationships with poolof General Contractors and Subcontractors who are appropriate for the types andsizes of projects that arise.Developand maintain relationships with all building department plan reviewers andinspectors for best possible outcomes and conflict resolution.
oThoroughly review estimates, scope, pricingand assembly of proposals prior to submission.
oAbility to develop conceptual estimates byboth working with GCs & Subcontractors and by completing take offs andassigning unit pricing based on region and union requirements.
oDesign and Technical planreview of architectural, mechanical, electrical, plumbing and signagedrawings.Interface with Asset Team,Leasing and Tenants and Architects to review, comment and approve constructiondrawings ensuring Landlord vs Tenant work responsibilities.Ensure Lease compliance.Collaborate with Design Manager as needed.
oDevelop an understanding ofall mall systems, existing and proposed, and how tenant will tie into them,including all utilities, fire life safety, data transmission, etc..
oEfficiently track and/ormanage the scheduling of Landlord and Tenant planning and permit submittals toall applicable local jurisdictional agencies.
oAttend recurring action/asset meetings to ensureawareness of all aspects of the shopping center, especially on issues thatpertain to tenant’s design and construction.
oCollaborate with the internal plan management groupto produce lease exhibits such as lease outline drawings, update and keepcurrent all lease plans.
oVisit the shopping centers on a regular basis tomonitor progress of any landlord work and tenant construction and promotemethods to expedite tenant’s construction process.
oSupervise the schedule of the Landlord’s Work and Tenant’sconstruction to ensure they open on or before the rental commencement date(RCD).Conduct field inspections andmeetings with tenants and building inspectors, where necessary.
oPerform detailed punch list inspections throughoutthe construction of each project and promptly issue a final written copy to thetenant contractor upon the completion of each project.Ensure compliance of all close-outdocumentation in accordance with Lease terms.
oWorkcollaboratively with local jurisdictions to expedite the plan check/permitprocessing an effort to compress store opening schedules.

The minimum requirements and skills include :
·Bachelordegree in Project Management, Architecture, Interior Design,Construction Management,related field or equivalent.
·5-7 yearsor more experience as a Construction Project Manager, Project Architect, and/orexperience within an Architectural and/or Construction Management setting
·Hands-onknowledge of estimating, architecture, engineering, construction, permittingand project management
·Demonstratedknowledge of Microsoft Office (Word, Excel, PowerPoint), Bluebeam/AdobeAcrobat, Project Scheduling Applications
·Examplesof some skills outlined below include;
oDecision-makingqualities including effectively balancing and integrating business intuition.
oAbility to clearly articulatepoint of view verbally and in writing and quickly grasp business objectives andstrategies.
oStrongrelationship building and team skills.
Preferred Qualifications include:
·Experiencewith construction project management and up to date knowledge of industrytrends and best practices for retail and commercial sectors
·DemonstratedExperience in Revit and additional Adobe Creative Suite applications a plus
·Demonstratedaptitude in strategic thinking & analysis as well as solution & changemanagement
·Demonstratedorganizational, time management and prioritization skills, meticulous attentionto detail.
·Visionaryand big picture thinking in solving a problem, strong understanding of businessneed and ability to provide required intelligence
