Job Title Real Estate Asset Management, Sr. Associate Job Description Summary Responsible for providing strategic direction and maximizing of property performance for a portfolio of real estate assets for third party clients. Job Description ESSENTIAL FUNCTIONS AND RESPONSIBILITIES * Partner with the third-party leasing team to develop marketing strategy and lead all subsequent tenant negotiations with an owner's perspective, leveraging local market insights and relationships. The asset manager will also be solely responsible for favorably resolving tenant collection issues for the benefit of ownership * Prepare financial analysis to support lease recommendations * Negotiate all terms of a lease contract and partner with legal counsel to finalize all legal documents * Develop annual and multi-year business plans that meet the short and long-term goals of ownership * Assist in the production of quarterly reports to ownership that provide status on all major property operations * Regularly and efficiently communicate with ownership to provide status on major issues, and progress towards financial goals * Prepare hold/sell analyses and assist in the disposition process * Assist in the evaluation of debt strategies * Perform detailed assessments of property capital needs and recommend projects to ownership that are accretive to value * Assist in initial due diligence assessments of properties under consideration for purchase by clients EXPERIENCE & KNOWLEDGE/SKILLS REQUIRED * Bachelor's degree in business, finance, accounting, or economics. MBA or Master's in Real Estate preferred * Minimum of 5 years' experience in Real Estate with a proven track record of involvement in successful real estate transactions across multiple property types * Current knowledge of industry trends in real estate and development, and a natural desire to understand specific market characteristics; experience of commercial real estate analysis/asset management experience with an emphasis in multi-family and retail properties may be required * Proficiency in all major real estate software products including: Yardi, Argus, VTS, RCA * Excellent negotiating and influencing skills * Outstanding verbal and written communication skills * Ability to manage conflicts and create positive outcomes * Advanced business acumen * Strong attention to detail WORK ENVIRONMENT This job operates in a professional office environment. This role routinely uses standard office equipment such as computers, phones, photocopiers, filing cabinets and fax machines. Regularly required to travel outside between properties in varying weather conditions. PHYSICAL DEMANDS The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job. While performing the duties of this job, the employee may need to travel from floor to floor, climb stairs, and may be required to travel outside between buildings in varying outdoor weather conditions. The employee may also be regularly required to remain in a stationary position (sit or stand) for 85% of the time; regularly use hands to operate office machinery and regularly required to walk, talk, and hear.
